Search license #700519 at cslb.ca.gov. You'll see Khan Construction Co., Class B General Building and C-39 Roofing, active, originally issued December 1994. Do this for every contractor who bids your job — an unlicensed contractor leaves you personally liable for injuries on your property.
It depends far more on site conditions than on square footage — utility runs, sewer connection distance, grade, and whether you're converting an existing structure or building new. A garage conversion and a detached new-build of the same size can differ substantially. We give you a real number after a site visit, not a per-square-foot guess over the phone. Typical ADU projects in Southern California range from $150,000–$350,000 depending on size, scope, and site conditions. We provide an exact figure after a site visit.
We do. Plan check submittal, permit issuance, and inspection scheduling are all handled by us. Be cautious of any contractor who asks the homeowner to pull the permit — in California, an owner-pulled permit shifts liability onto you and is often a sign the contractor isn't properly licensed for the work.
California law caps a contractor's down payment at $1,000 or 10% of the contract price, whichever is less. We follow it. Any contractor asking for 30% or 50% up front is breaking the law, and that's the single most common way homeowners lose money on a construction project.
A typical single-family shingle re-roof is a two to three day job — tear-off and dry-in on day one, install and detail after. Tile is longer. Flat roofs depend on the deck condition underneath, which we won't know for certain until the old system is off. We'll tell you the moment we find something, not at the end.
